단계별 지침

1

Determine the Taxable Property Value

Compare the agreed purchase price of the property with its official market valuation. Identify which of the two numbers is higher; this higher figure is your taxable property value.

2

Allocate Value into the Tax Tiers

Break your property value down into Singapore's progressive tax brackets: the first $180k, the next $180k, the next $640k, the next $500k, the next $1.5M, and any remaining amount.

3

Multiply Each Tier by Its Rate

Apply the corresponding percentage rate to each portion of the value: 1% for Tier 1, 2% for Tier 2, 3% for Tier 3, 4% for Tier 4, 5% for Tier 5, and 6% for any amount exceeding $3 million.

4

Sum the Totals

Add the calculated tax amounts from all applicable tiers together. The final sum is the total Buyer's Stamp Duty (BSD) you need to pay to IRAS.

Welcome to Your BSD Guide!

Buying a home in Singapore is an incredibly exciting milestone! Whether you are saving up for your very first HDB flat or looking to invest in a private condominium, understanding the upfront costs is key to planning your budget safely. One of the most important transaction costs you will encounter is the Buyer's Stamp Duty (BSD).

BSD is a tax levied on all property purchases in Singapore. Don't worry if the math seems intimidating at first! In this guide, we will demystify the formula, break down the tax brackets step-by-step, and walk through a real-life calculation together. By the end of this article, you will be able to calculate your BSD manually with absolute confidence.

Prerequisites: What You Need Before Starting

Before you grab your calculator, you need to identify two crucial numbers:

  1. The Purchase Price: The actual agreed price you are buying the property for.
  2. The Market Value: The official valuation of the property.

Important Rule: The Inland Revenue Authority of Singapore (IRAS) calculates BSD based on the higher of these two values. For instance, if you purchase a flat for KINL1520,000, your BSD will be calculated using $520,000. Let's keep this in mind as we proceed!

The Residential BSD Formula (Effective 15 February 2023)

Singapore uses a progressive tax rate system for BSD. This means that as the value of the property increases, the tax rate on the next portion of the value also increases. Here are the current progressive tiers for residential properties:

  • First $180,000: 1%
  • **Next KINL2180,001 to $360,000): 2%
  • **Next KINL3360,001 to $1,000,000): 3%
  • **Next KINL41,000,001 to $1,500,000): 4%
  • **Next KINL51,500,001 to $3,000,000): 5%
  • Remaining Amount (any amount above $3,000,000): 6%

Worked Example: Calculating BSD for a $2,200,000 Condo

Let's put this into practice! Imagine you are purchasing a beautiful private condominium with a purchase price and market value of $2,200,000.

Because this property is valued at $2.2 million, its cost spans across five different tax brackets. Let's slice this total amount into our progressive tiers and calculate the tax for each tier:

Tier 1: The First $180,000

  • Rate: 1%
  • Calculation: KINL61,800**

Tier 2: The Next $180,000

  • Rate: 2%
  • Calculation: KINL73,600**

Tier 3: The Next $640,000

  • Rate: 3%
  • Calculation: KINL819,200**

Tier 4: The Next $500,000

  • Rate: 4%
  • Calculation: KINL920,000**

Pause and check: At this point, we have accounted for KINL10180k + KINL11640k + KINL121.5M).

Tier 5: The Remaining Balance

Our property is worth $2,200,000. The remaining amount falls into the 5% tier.

  • Remaining Amount: KINL131,500,000 = $700,000
  • Rate: 5%
  • Calculation: KINL1435,000**

Total BSD Sum

Now, we simply add the taxes from all the tiers together: KBLK0

You did it! The total Buyer's Stamp Duty payable for your KINL1579,600**.

Common Pitfalls to Avoid

  1. Using the Wrong Property Type Rates: Non-residential properties (like offices or shops) have slightly different tax brackets. Always ensure you are applying the residential rates for residential homes!
  2. Confusing BSD with ABSD: Buyer's Stamp Duty (BSD) is payable by everyone buying property. Additional Buyer's Stamp Duty (ABSD) is an extra tax that applies only to Singapore Citizens buying their second property or onwards, Permanent Residents, and Foreigners. Don't confuse the two!
  3. Using the Purchase Price Blindly: Remember to check the official bank valuation. If the valuation is higher than what you agreed to pay, IRAS will tax you on that higher valuation.

When to Use a Calculator

Learning how to calculate BSD by hand is fantastic for understanding how your money is being allocated. However, when you are actively house-hunting and comparing dozens of different properties on short notice, using an online Singapore property tool or a dedicated BSD calculator is highly recommended. It saves time, prevents human mathematical errors, and helps you make quick, informed decisions on the spot!
