Income ₹7L: EWS (up to ₹3L) and LIG (₹3L-6L) categories have income limits of up to ₹6L — this buyer at ₹7L falls in MIG-I (₹6L-12L). PMAY for Resale Property
PMAY CLSS is available for purchase of new construction from a developer as well as resale properties (secondary market) — provided all eligibility criteria are met (first-time buyer, income limit, carpet area). For resale properties, the seller must provide clear title and the property must meet PMAY specifications.
PMAY and Co-Applicants
Multiple family members can be co-applicants to a PMAY loan. The combined household income of all co-applicants is considered for income category determination. However, the first-time buyer criterion applies to all co-applicants — if any co-applicant already owns a pucca house, the application is disqualified.
PMAY and Home Loan Balance Transfer
If you transfer a PMAY-subsidised home loan to another lender (balance transfer), the subsidy already credited to your loan account is retained and cannot be recovered by NHB/HUDCO. However, you cannot claim a fresh PMAY subsidy on the balance-transferred loan. The new lender's interest rate applies on the remaining principal after the transferred balance.

Is PMAY CLSS still available in 2024?

How is the PMAY subsidy calculated?

Who qualifies for PMAY CLSS EWS/LIG?

What is the carpet area limit for PMAY?
EWS category: maximum carpet area 30 square metres (322 sq ft). LIG category: maximum carpet area 60 square metres (645 sq ft). MIG-I (expired): up to 160 sqm. MIG-II (expired): up to 200 sqm. Built-up area (including walls, balcony) is larger than carpet area — PMAY specifies carpet area, not built-up area. Properties exceeding these limits do not qualify for PMAY.
Does the woman have to be the primary owner for PMAY EWS/LIG?
Yes, for EWS and LIG categories: it is mandatory that the property be owned by a female member of the household, or jointly owned with a male member. If the applicant is male, a female family member (wife, daughter, mother) must be a co-owner. This is a gender-empowerment provision of PMAY.
How long does PMAY subsidy take to be credited?
After submission of the PMAY claim by the PLI (bank/NBFC) to NHB or HUDCO, the subsidy is typically released within 30-60 days. The bank then credits it to the borrower's loan account. The total process from loan disbursement to subsidy credit can take 2-4 months. During this period, the borrower pays EMI on the full loan amount; after subsidy credit, EMI is recalculated on the reduced principal.
Is the PMAY subsidy taxable?
No. The PMAY subsidy amount received is not taxable income. It is treated as a capital benefit on the home loan and reduces the cost of the property (which affects capital gains calculation if the property is sold later — the indexed cost of acquisition includes the actual amount paid by the buyer, not the subsidised amount).
What is PMAY-Urban 2.0 announced in Budget 2024?
Budget 2024 announced PM Awas Yojana Urban 2.0 targeting 1 crore urban households, with a central assistance of ₹2.5 lakh per house for slum redevelopment, affordable rental housing, and EWS/LIG new construction. The scheme is different from the CLSS in structure — assistance is for construction/purchase, not interest subsidy. Specific eligibility and subsidy structures were being finalized post-Budget 2024.
