分步说明

1

Determine the Purchase Price

Find the final agreed-upon purchase price of the property from your offer to purchase.

2

Locate Your SARS Bracket

Look at the current SARS Transfer Duty table and find where your purchase price fits. If the price is R1,100,000 or below, your duty is R0!

3

Calculate the Excess Amount

Subtract the lower threshold of your chosen bracket from your total purchase price to find your taxable excess.

4

Apply the Bracket Percentage

Multiply the excess amount by the percentage rate specified for your bracket.

5

Add the Base Tax Amount

Add the flat base rate of tax for your bracket to your calculated percentage rate. The sum is the total Transfer Duty you owe to SARS.

Buying a new home is one of the most exciting milestones in life! Whether you are looking at a cozy suburban house or a trendy city apartment, taking ownership of property in South Africa comes with a few administrative steps. One of the most important financial aspects to prepare for is Transfer Duty.

Transfer Duty is a tax levied by the South African Revenue Service (SARS) on the acquisition of any property. The good news? Properties valued at R1,100,000 or less are completely exempt from Transfer Duty! If your dream home costs more than this threshold, don't worry. Calculating the duty by hand is straightforward once you know the formulas and brackets.

In this guide, we will walk you through the math step-by-step so you can budget perfectly for your new home.

Prerequisites: What You Need Before You Start

Before diving into the math, make sure you have the following details ready:

  1. The Purchase Price: The exact final amount you are paying for the property.
  2. The Current SARS Bracket Table: SARS updates these brackets occasionally (usually during the annual budget speech). The rates below apply to properties acquired from 1 March 2023 onwards (and remain active for the current tax cycle).

The SARS Transfer Duty Brackets (2023 - Present)

Property Value Bracket (ZAR) Transfer Duty Rate
R0 – R1,100,000 0%
R1,100,001 – R1,512,500 3% of the value above R1,100,000
R1,512,501 – R2,117,500 R12,375 + 6% of the value above R1,512,500
R2,117,501 – R2,722,500 R48,675 + 8% of the value above R2,117,500
R2,722,501 – R12,100,000 R97,075 + 11% of the value above R2,722,500
R12,100,001 and above R1,128,600 + 13% of the value above R12,100,000

The Calculation Formula

To calculate your Transfer Duty, use this general formula:

KBLK0

Don't let the symbols scare you! Let's break this down with a real-life example.

Worked Example: Purchasing a Home for R2,500,000

Let’s imagine you are buying a beautiful family home in Cape Town for R2,500,000.

Step 1: Identify your bracket

Looking at our table, R2,500,000 falls squarely into the fourth bracket: R2,117,501 – R2,722,500.

Step 2: Find your formula components

For this bracket, the table gives us:

  • Base Amount: R48,675
  • Rate: 8%
  • Bracket Threshold: R2,117,500

Step 3: Calculate the 'excess' value

First, find out how much of your purchase price exceeds the bracket threshold: KBLK1

Step 4: Calculate the percentage tax on the excess

Multiply the excess amount by the 8% rate: KBLK2

Step 5: Add the base amount to get your total duty

Now, add the base tax from your bracket to your excess tax: KBLK3

There you have it! If you buy a property for R2,500,000, you will owe R79,275 in Transfer Duty to SARS.

Common Pitfalls to Avoid

  • Confusing Transfer Duty with Transfer Fees: This is the most common mistake! Transfer Duty is a tax paid to the government (SARS). Transfer Fees are paid to the conveyancing attorney for their legal work to transfer the deed to your name. You will need to budget for both!
  • Double Taxing with VAT: If you are buying a brand-new home directly from a property developer, the transaction will usually attract Value Added Tax (VAT) instead of Transfer Duty. You do not pay both. Make sure to check your contract!
  • Using Outdated Brackets: SARS adjusts thresholds to combat inflation. Always ensure you are using the rates matching your property's signing date.

When to Use an Online Calculator

Calculating by hand is fantastic for understanding where your money goes and ensuring there are no surprises. However, when you are comparing multiple properties or playing with different budget scenarios, using a free online South African Transfer Duty calculator can save you time, eliminate manual math errors, and instantly generate estimates for your attorney fees and bond registration costs alongside the government tax.
