1

Find Your Assessed Values

Locate the Assessed Value (固定資産税評価額 - Kotei Shisan-zei Hyōkakaku) of both the land and the building. Do not use the market purchase price. You can find these values on the property's tax assessment certificate or ask your real estate agent.

2

Calculate the Building Tax

Subtract the residential deduction (usually 12 million yen for new homes) from the building's assessed value. Multiply the remaining taxable value by the residential tax rate of 3%.

3

Calculate the Base Land Tax

Take the assessed land value and multiply it by 50% (the residential land reduction). Then, multiply this reduced figure by the 3% tax rate to find your base land tax.

4

Apply the Land Tax Credit

Calculate your land tax credit using the formula: (Land Value per sqm × 0.5) × (Floor Area × 2) × 3%. Subtract this credit (or 45,000 yen, whichever is larger) from your base land tax. If the result is zero or negative, your land tax is 0 yen.

5

Sum the Totals and File Your Claim

Add your final building tax and land tax together to get your grand total. Remember to submit your tax reduction application to your local prefectural tax office within the required deadline (usually 60 days) to ensure these discounts are applied.

Demystifying Japan's Real Estate Acquisition Tax

Buying a home in Japan is an exciting milestone! However, navigating the local tax system can feel a bit overwhelming. One of the one-time costs you will encounter shortly after purchasing property is the Real Estate Acquisition Tax (Fudōsan Shutoku-zei / 不動産取得税).

This tax is levied by the prefectural government where your property is located. While it might seem complicated at first glance, you can easily calculate it by hand once you know the formulas and the special deductions available for residential properties.

In this guide, we will walk you through the entire calculation step-by-step, using real-world numbers so you can plan your budget with confidence!

The Core Formulas

Before diving into the numbers, let's look at the basic tax formulas.

Normally, the standard tax rate is 4%. However, under current temporary tax relief measures (extended through March 31, 2026), the rate is reduced to 3% for residential buildings and land.

1. Building Tax Formula

KBLK0

Note: For newly built residential properties, the standard deduction is 12,000,000 yen.

2. Land Tax Formula

KBLK1

Note: Residential land gets an automatic 50% reduction in its taxable base before the 3% rate is applied. Afterward, a special tax credit (mitigation) is subtracted.

The Land Tax Credit (Mitigation)

The Land Tax Credit is the larger of these two amounts:

  1. 45,000 yen
  2. KINL4

Worked Example: Step-by-Step

Let's calculate the tax for a newly built house with the following details:

  • Market Purchase Price: 50,000,000 JPY (Note: We do not use this for the tax calculation!)
  • Assessed Building Value (固定資産税評価額): 15,000,000 JPY
  • Assessed Land Value (固定資産税評価額): 20,000,000 JPY
  • Land Area: 100 sqm
  • Building Floor Area: 100 sqm

Step 1: Calculate the Building Tax

  1. Start with the assessed building value: 15,000,000 JPY.
  2. Subtract the residential deduction for a new home: 12,000,000 JPY.
  3. Taxable Building Value: KINL5.
  4. Apply the 3% residential rate: KINL6.

Step 2: Calculate the Base Land Tax

  1. Start with the assessed land value: 20,000,000 JPY.
  2. Apply the 50% residential land reduction: KINL7.
  3. Apply the 3% tax rate: KINL8 (This is the base land tax before the credit).

Step 3: Calculate the Land Tax Credit

We need to find the larger of 45,000 JPY or the formula-based credit:

  1. Find land value per sqm: KINL9.
  2. Halve this value: KINL10.
  3. Multiply by twice the floor area (capped at 200 sqm): KINL11.
  4. Multiply by 3%: KINL12.

Since 600,000 JPY is much larger than 45,000 JPY, our credit is 600,000 JPY.

Step 4: Calculate the Final Land Tax

Subtract the credit from the base land tax: KBLK2

(Note: Taxes cannot go below zero. Because the credit exceeds the tax, your land acquisition tax is completely waived!)

Step 5: Total Tax Due

KBLK3

Common Pitfalls to Avoid

  • Confusing Market Price with Assessed Value: The most common mistake is using the actual price you paid for the property. The tax is always calculated using the Kotei Shisan-zei Hyōkakaku (assessed value for property tax), which is found on official government certificates and is usually 50% to 70% of the market value.
  • Forgetting to File for Deductions: Prefectures do not always apply these generous residential deductions automatically. You must typically file a declaration form at your local tax office within 60 days of purchasing the property to claim them.
  • Non-Residential Rates: If you buy commercial property or a second home that does not qualify as a primary residence, the tax rate may jump to 4%, and you will not qualify for the 12 million yen building deduction.

When to Use an Online Calculator

While calculating by hand is a fantastic way to understand the mechanics of Japanese property taxes, using an online Japan Real Estate Tax Calculator is highly recommended to double-check your math, especially when dealing with older second-hand homes (where building deductions scale down based on the year of construction) or complex land sharing in apartment complexes (condominiums).
