1

Determine the Purchase Price

First, identify the purchase price of the property. This is the amount you are paying to buy the property, including any GST (if applicable). Note this down as it will be used in the subsequent steps.

2

Check for First Home Buyer Exemptions

Next, determine if you are eligible for the first home buyer exemption or concession. If the purchase price is $650,000 or less, and you are a first home buyer, you may be eligible for a full exemption from stamp duty. For properties between $650,001 and $800,000, you may be eligible for a concession. Note down the exemption or concession amount you are eligible for.

3

Apply the Stamp Duty Formula

Using the formula provided earlier, calculate the stamp duty for each tier of the purchase price. For example, if the purchase price is $700,000, you would calculate the stamp duty as follows: 1.25% of the first $350,000 and 2.25% of the amount between $350,001 and $450,000, and then 5.5% of the amount between $450,001 and $700,000.

4

Calculate the Total Stamp Duty

Add up the amounts calculated in the previous step to get the total stamp duty payable. Then, subtract any exemption or concession amount you are eligible for to get the final amount of stamp duty you need to pay.

5

Worked Example

Let's say you are buying a property for $600,000 and you are a first home buyer. Since the purchase price is below $650,000, you are eligible for a full exemption from stamp duty. Therefore, you would pay $0 in stamp duty. However, if the purchase price was $750,000, you would calculate the stamp duty as follows: 1.25% of $350,000 = $4,375, 2.25% of $100,000 = $2,250, and 5.5% of $300,000 = $16,500. The total stamp duty would be $4,375 + $2,250 + $16,500 = $23,125. Since you are not eligible for a full exemption, you would need to pay the full $23,125.
