How does the Swedish mortgage (bolån) system work?

Swedish mortgages feature several unique characteristics, most notably the dominance of variable (3-month) rates and short-term fixed periods of 1 to 5 years. Under Finansinspektionen guidelines, the maximum loan-to-value (LTV) ratio is strictly capped at 85%, meaning buyers must provide a 15% cash deposit. Amortization is mandatory and tiered: 2% annually for LTVs over 70%, 1% for LTVs between 50% and 70%, and an additional 1% if the loan exceeds 4.5 times the borrower's gross annual income. To offset these costs, Sweden offers a generous tax deduction (ränteavdrag) on interest payments.

How are Swedish mortgage interest rates determined and what affects affordability?

Mortgage rates in Sweden are primarily anchored to the Riksbank's policy rate (styrränta) and the yields on the covered bond market, which banks use to fund mortgage portfolios. When assessing affordability, Swedish banks apply a stringent stress test (kalkylränta), evaluating whether your household cash flow can sustain interest rates of 6% to 7%. This stress test incorporates your income, existing debts, and the monthly maintenance fees (avgift) associated with cooperative apartments (bostadsrätter).

What is the typical amortization period for a Swedish mortgage?

Due to historically lenient regulations prior to 2016, Swedish mortgages traditionally had exceptionally long amortization profiles, sometimes exceeding 100 years. Under the current regulatory regime, the amortization period is functionally defined by the LTV-based repayment rules rather than a fixed term. Once a mortgage is paid down below 50% of the property's market value, mandatory amortization drops to zero, allowing borrowers to maintain the debt indefinitely if they choose.

How does the Swedish tax authority treat mortgage interest payments for tax purposes?

The Swedish tax authority (Skatteverket) allows a direct tax reduction (ränteavdrag) of 30% on mortgage interest expenses up to 100,000 SEK per individual per fiscal year. If interest expenses exceed this threshold, the deduction rate is reduced to 21% on the portion exceeding 100,000 SEK. This deduction is pre-filled on annual tax returns and effectively acts as a government subsidy that lowers the real cost of borrowing.

Can foreign residents obtain a Swedish mortgage, and what are the requirements?

Yes, foreign residents can secure Swedish mortgages, though banks apply stricter underwriting criteria. Applicants generally need to demonstrate stable Swedish employment, possess a Swedish personal identity number (personnummer), and show local credit history. Some lenders may also require a higher down payment (often 20% to 25%) if the borrower has been resident in Sweden for less than two years.
